Olive Estate Lifestyle Village, Lakehouse Crescent, Richmond, Nelson
The site is set on approximately just over 17 acres. Facilities include a main central communal Lakehouse building (2019), the Services out-building (2016) and the various Villas and Townhouses built from 2014 onwards. The Lifestyle facility to date comprises 4 stages of construction across the 5 years of the build. The majority of buildings on site are single storey buildings with the exception of the 2 storey terraced house accommodation. Future development of the site is being planned.
The Integrity Care Group wanted a clear and concise long term maintenance plan that provided accurate forecasts with regard to maintenance liabilities over the next 10 years so that budgets could be accurately set. This was particularly relevant given the ongoing development of the site to ensure cashflows and budgetary forecasts were accurate for funding purposes.

The site is set in just over 2 acres with 65 units in three separate buildings linked with common areas. The buildings are centred around landscaped gardens and a feature external swimming pool. A combination of covered and outdoor parking are located at the rear of the complex.
The complex has just been the subject of an extensive repair programme completed in June 2020. This was extremely expensive and the Body Corporate were keen that the unit owners were fully aware of their future expenditure requirements to all common areas for budgetary purposes to ensure that the necessary financial models were put in place. In addition to this, the Body Corporate were keen to ensure that all of the new warranties, manuals, colour selections and general repair information was retained in a central collection point for future reference given the cyclical nature of unit owner representative’s and Body Corporates over the life of the building.

Beetham Lifestyle Village, Margaret Place, Gisborne
Set on 12 acres with a wide range of amenities to supplement the 173 villas, the village prides itself on offering lifestyle properties that combine quality and affordable accommodation with a safe, secure network that adds to the sense of community. To ensure that the standard of facilities are maintained to the high level that all residents expect, a long term maintenance plan was produced to provide clarity to the management team on future costs and allow the necessary planning to be organised accordingly keeping all residents informed. The plan also helped funding plans to be put into place with regard to future financial obligations.

Freemans Park is the modernist housing precinct in park-like grounds which were considered to be a break-through in urban housing design when it was created by the Council as public housing in the 1960’s. The development contains 201 units occupied by a mixture of owners and tenants and it includes large park like grounds that are common property. Given the diverse mix of residents, common areas and associated facilities, the Body Corporate wanted clarity for unit owners on their future long term maintenance plan options, this was of particular importance given the older nature of the development and the need to ensure that the common areas were maintained to such a standard that the capital asset was not affected.
